Mobile Maintenance Technician (Self-Starter) – Rochester, NY

We are looking for a reliable, tech-savvy, and coachable maintenance technician to service a portfolio of single-family homes and duplexes within the City of Rochester.

This role is ideal for someone who enjoys working independently, solving problems, and improving their skills every week.

You will spend most of your time driving between properties, diagnosing issues, and fixing them quickly and professionally.

If you're the type of person who likes to figure things out, take ownership, and get things done without someone watching over your shoulder, this job can be a great fit.

Job Structure

Internship period: 16 week part-time to ensure it's the right fit

After internship: Full-time

Typical schedule: Mostly 9–5 with some flexibility

Work independently most of the time

Portfolio: 75–100 rental units

Properties: Mostly single family homes and duplexes

Locations: All within the City of Rochester

What You'll Be Doing

Your work will roughly break down into:

60% service calls

30% unit turns / small rehabs

10% preventative maintenance

 

Typical tasks include:

Plumbing repairs (toilets, faucets, small leaks)

Minor electrical (switches, outlets, fixtures)

Drywall patching and small repairs

Painting and touch-ups

Appliance installs

Lock / door repairs

Caulking and weatherproofing

Diagnosing problems and recommending solutions

You will also help identify issues before they become bigger problems.

Work Style

This is a mobile field technician role.

You will:

Drive directly to jobs

Work independently most of the time with support from our office

Document repairs with photos and written notes

Use a work order app with GPS tracking during work hours

If you prefer someone constantly supervising your work, this will not be a good fit. However, you will have a ton of support from our office team.

Vehicle & Travel

You will use your own vehicle.

Typical day:

~15 miles of driving

Picking up materials from stores like Home Depot or Lowe's

Transporting tools and small materials

We provide mileage reimbursement.

A sedan works fine — no tall ladders required (although it would be helpful).

On-Call

Very limited.

Roughly one after-hours call per month, usually for plumbing or HVAC

Paid overtime when it occurs

Compensation

We are specifically looking for high performers.

Hourly Pay during “internship”: $20/hr

Base hourly pay of $30/hr

Mileage reimbursement ($0.50 per mile)

Paid bi-weekly

Basic Requirements

Valid driver's license

Reliable insured personal vehicle with moderate coverage

Hired & Non-Owned Auto policy (reimbursed)

NO DUIs or reckless driving points on your license

Comfortable using smartphone apps

Ability to document work with photos and notes

Basic repair experience or strong mechanical aptitude

Ability to learn new skills

Ability to work independently

Strong written and verbal English
